We received this landed listing from one of the direct buyers who came to view another unit of ours.
They were impressed by our presentation skills & the detailed materials we’ve prepared for our viewings sessions & requested us to sell their unit as well.
Within 1-2 days, we found a young family looking to upgrade from their current 3 bedder in Kovan.
We focused our efforts and spent the next few days negotiating for a price to finally meet our seller's expectations.

We chanced upon the owner's advertisement on Facebook as he was trying to sell the unit on his own. We managed to convince him to let us market the unit, with guaranteed results.
We then found out that there were 6 other groups of agents marketing the unit at the same time. He mentioned that there would be jam-packed viewing sessions every weekend but no solid offers were presented.
This is very common with open listings because agents are likely to push for a closing whenever there are any offers presented to them.
Open listings often do more harm than good for homeowners.
We took over the marketing efforts by blasting social media advertisements on Facebook, Instagram, Carousell, 99.co & PropertyGuru.
